Put it in MLS & pray for an offer!

If you have a house you need to sell and the idea of set it and forget it is not quite what you are looking for in a Realtor, then you need to look for a Realtor with a marketing plan.
Some questions to ask those you interview:

  1.  Have you sold a house before?
  2.  What does your typcial MLS listing look like?
  3.  Besides MLS where else where you market my house?
  4. Do you hold open houses?
  5. Do you have any recommendations for me on – repairs, staging, updates, pricing?

Give our agents a call they have sold houses.  Their typical MLS listing includes every scrap of info about the house that we can fit plus the maximum of 25 photos.  When we put your house on MLS it goes into Realtor.com, Zillow, Trulia and about 20 other lesser know sites, plus we also market here on Craigslist (the best site of all) and BackPage.  We even incorporate YouTube as well when we put together a video tour of your home.  If your home is show ready, we hold open houses.  If it is not quite show ready, we can offer you our expert opinion to get it show ready.
Now if you have a house that needs work, is really dated, and crammed with stuff.  We have an option that our team could actually make you an all cash offer and skip the commissions, the marketing and all the hassel of selling a fixer upper.  We can also list and market this house to our extensive list of investor and other first time home buyers looking for a fixer upper and quite possibly net you more money after commissions than other agents.
Here in our office we feel that all houses need to be markted well be it a million dollar mansion or a $10,000 shack.

Should seller offer incentives

We did a very unofficial survey of our Realtor friends to find out what they though about seller’s offering incentives to get their house sold fast.

Out of 15 respondents, the answers were pretty much 8 that they are helpfull to 7 that they do not help so much and should it be given to buyer or buyer’s agent it was 8 to the buyer’s agent and 7 to the buyer.

Some comments to think about:

If you are offering a pay incentive to the buyers agent, it might get the agent to look at the listing more closely and maybe show it a bit more because they might get paid more.

As to should it be in higher commission or bonus – on one hand we have the bonus that at some brokerages is not split with the broker, which is a big plus.  But with a higher commission, even though it is not split with the broker, it usually does not have to be disclosed to the buyer that they are getting paid more and usually the agent gets the higher commission no matter what, where if a bonus is paid over and above, it often gets backed out of the sales price to figure commission or negotiated away for the buyer to get a better price.  So over all, a higher commission seemed to be the better choice.

Last, if the house is priced right it is going to sell.  No incentive is going to make the buyer like your house more and most buyers if they want concessions, especially closing costs paid or repairs are going to ask for them if they have a buyer’s agent who is doing their job.

So if you are going to offer incetives to get your house sold – boost those commissions and offer to pay seller closing costs up front.

Sell yourself or list with a Realtor

Here are some facts to take into consideration:

  • In 2010 for an arms-length sale, the median sale price through a Realtor® was $200,000 for new and existing homes combined, according to NAR’s Profile of Home Buyers and Sellers 2010.   The comparable FSBO price was $ 155,700.  Avoiding the commission results in a sales price that is 28 percent lower—not a very smart idea.
  • FSBO’s sell faster—but that the faster sale is caused by significant under-pricing of the property, something a Realtor® knows to avoid.
  • FSBO’s do actually sell closer to asking price—because the asking price is set significantly below market.
